During these unprecedented times we have been buyers, sellers and agents. This blog series is our story of Finding The One. We can now officially say “we get it” as we walk with our clients through the buying and selling process. 

Last Fall we put our house on the market hoping for a quick sale. The market had been slow through the end of the summer and everyone was saying that it would get a bump in the Fall. Our house sat quiet for 6 weeks. Only two showings, two price reductions and one very low offer. We took it off the market. It wasn’t time to move. In mid-February we started receiving calls from agents that had seen our cancelled listing and wanted to know if we would sell…buyers were back! In 5 days we staged the house and put it back on the market. It was a completely different story. 

  • 20+ showings
  • 2 pre-inspections
  • 40+ people through a 2-hour Open House
  • 4 offers with escalators
  • 5 days on market
  • Sold 106% over list price

We found that focusing on 7 main areas helped us stay focused and allowed us to efficiently prepare our home for sale.

REPAIR, DECLUTTER, PURGE, ORGANIZE, DEEP CLEAN, ENHANCE CURB APPEAL, STAGE

As agents, we began closely following our local market. We did daily searches and pulled comparative listings, preformed market analysis’ and reached out to other listing agents. We narrowed down on a price range and watched the market closely for any changes. The day before listing we settled on a price. We put a marketing plan together and began executing it the day we went live. We were fortunate to get under contract before the COVID-19 shutdown went into place but a bulk of our marketing can be executed under any circumstances.
